The existing home was built in the 1970's as a boathouse with a guesthouse. Rather than demolish and dispose of the structure, we devised a system, which cut the building into five pieces and lifted the pieces by crane to a flatbed. Each piece was moved offsite and the building was re-constructed as a horse stable. The overall design concept was to leave the existing guesthouse intact, build the addition seamlessly around it. A large 4-car garage and workshop, covered rear porch, new entry to the second floor

living area utilized the boathouse's existing footprint and was constructed with concrete block.The second floor contained all the new living area, which includes a Master bedroom and bathroomsuite, guest bedroom and bath, laundry room, kitchen, den and great room. The master bedroom was set behind and attached to the den, yet the use of double pocket doors and a private screened cantilever deck allowed for great water views. The kitchen, great room and den all flowed together with maximum windows and view to the water with a large porch with Pau Lope decking is accessible from the family room and den. Although the client did not request an elevator, we made allowances for a future one by stacking closets over each other.
