This project had several challenges and had to be remodeled in three phases. It was originally built in the 1950's as a two-story residence. It sat high above the street on ocean dunes and the site to the west was thick with trees and vegetation. The building was later converted to a retail store, however the dunes, vegetation and the building's deep setback made the store virtually invisible from the street to the west. The upstairs, which had a separate entrance, was rented out and the downstairs was used for a stationery and gift shop.

Phase I was to relocate the mature palm trees so we could re-use them. We then excavated over 4' of soil and contoured the property to abide by stringent drainage requirements.

Phase II was to add an addition to the south (front) and west side of the building. The tenants were able to utilize the rear entrance and remain open for business while we constructed the block addition, doubling their retail space. The addition brought the store much closer to the street, which dramatically improved the customer's sight lines to the building.

Phase III consisted of moving the store out of the old area and into the area of Phase II. We then renovated in the entire existing interior, which included updating the plumbing to include two handicapped bathrooms, new drywall, floor coverings, ceiling and electrical fixtures. Then we removed the wall between the two areas and it is virtually invisible as the ceilings were designed to flow through. Landscaping was completed and the trees brought back onsite.

All this was completed in 7 months, on budget, and the tenants were without power for less than a day!
